You need to be open to suggestion of removing some items in your house so that a buyer can visualize their style and furniture arrangements.  It may be as much as a piano or large piece of furniture or as small as picture frames or decorative items.  Although you are still living there, you will be moving and it may be helpful to go ahead and pack up some things.  Buyers are forgiving of boxes stacked neatly away.

You will also need to pay attention to some deferred maintenance around your home.  Some minor defect that has nagged you for years like a sticky drawer in the kitchen or an out of the way light bulb that needs replacing will become very important when negotiating your way through the home inspection repairs.  The home inspection is traditionally ordered by the buyer and will show repairs that need to be made to the home.  In some areas, sellers will go ahead and have a home inspection when the house is put on the market.  Either way it will be a part of the transaction so get ready.  Only a realtor who works your local market will know how anxious buyers are at the time.  It is invaluable to work with someone who will tell you the truth.
