If you expect to be here 5 years or less, I would consider staying in the city limits for a quicker re-sell.   

As far as foreclosures, our market has been wonderfully insulated from that unfortunate circumstance.  Our local lenders care about the community and make well -informed decisions so that customers don't get in over their heads.  I can suggest a qualified licensed Mississippi Home Inspector to give you some peace of mind about the condition of the house.

Here are some quick tips about the process:

  1. Obtain pre-approval letter from a mortgage lender.
  2. Begin the home search based on your criteria.
  3. Make an acceptable offer* (be prepared to counteroffer, know your best price, be willing to remove contingencies).
  4. Finalize the purchase contract.
  5. Provide your lender a copy of the contract.
  6. Contact a Home Inspector
    1. You have 10 calendar days to get inspection completed.
    2. Review and be sure repairs are not more than you expected.
  7. Remove Home Inspection Contingency
  8. Get Homeowner's Insurance for the day of closing.
  9. Tell Realtor your choice of closing attorney.
  10. Establish utility service for the day of closing.

  Making an offer does not obligate you to buy the home.  If the seller does not accept your offer, you can get your earnest money back.  Earnest Money is typically 1% of the asking price and needs to be provided when you make an offer. I can show you any home on the market; you only need to work with one realtor.

Quality of construction, size, and location are the biggest determination of the price.  Keep in mind houses in the Starkville City Limits, Starkville Separate School District or Oktibbeha County area will each have different price points.  Those are 3 separate tax districts and will also have different estimates for homeowner's insurance.

According to a buyer's unique expectations in a home, prices could change dramatically.  Markets will fluctuate especially at different times of year and the prices will rise and fall with the market.
